Findings before products
Every job starts in the crawl space with a flashlight, not at the truck with a sprayer. You get photos and a written scope before anything is applied.
Seattle pest control, answered around the clock
Scratching in the ceiling at midnight does not wait for office hours, and neither do we. A technician picks up any hour, walks through what you are hearing or seeing, and books the inspection that gets ahead of it.

Foundation inspectionPhinney Ridge, SeattleIn short: Call (206) 944-0849 and describe what you are seeing. We answer 24/7, tell you honestly whether it can wait, and schedule an inspection of the crawl space, attic and exterior before any product goes down. One-time treatments and quarterly plans are both on the table; you pick after you have the findings.
Why Seattle homes get hit
Seattle pest work has a pattern you can set a calendar by. When the fall rain starts, Norway rats move off the greenbelts and into crawl spaces, and roof rats travel fence lines and tree limbs into attics; the neighborhoods north of the Ship Canal, from Ballard across Fremont and Wallingford to the U District and Ravenna, generate a steady share of those calls. A rat only needs a gap the size of a quarter, which is why we treat the opening, not just the animal.
Through spring and summer the work shifts to wood destroyers. Washington State University entomologists call carpenter ants the most common structural pest in the state, and they target wood that has crept above about 15 percent moisture, which in this climate means leaky gutters, plumbing drips and poorly vented crawl spaces. Odorous house ants ride the same damp conditions into kitchens, and by late summer yellow jackets have built ground and wall-void nests to defend.
None of this makes a Seattle home a lost cause. It just means the honest fix is inspection, exclusion and moisture correction first, with products used precisely where the findings say they belong. That is how every job here is run.
What goes in the truck
Depending on the job, our technicians reach for Victor and Tomcat trapping hardware, Xcluder exclusion mesh, and monitoring and treatment products from lines like Bell Laboratories, BASF and Zoecon, chosen for the pest, the setting and whether kids or pets share the space.
Every treatment we run
From a single wasp nest to a full crawl space restoration, each treatment below has its own page with scope, pricing factors and what to expect on the day.
How a job runs
A person answers, asks what you are seeing or hearing, and tells you straight whether it is urgent or can hold for a scheduled visit.
Crawl space, attic, foundation line and roofline. We photograph entry points, droppings and moisture damage so you see what we see.
Quarter-size gaps get steel mesh and sealant, vents get screens, and moisture sources get flagged, because treatment without exclusion is rent, not a fix.
Traps, baits or targeted applications go only where the inspection says they belong, with placement notes left for you.
A follow-up confirms activity has stopped. If you want year-round cover, the quarterly plan picks up from there.
Where the trucks go
The daily routes run from our downtown service office at 1440 5th Ave across every Seattle neighborhood, then out to Bellevue, Kirkland, Renton, Shoreline, Burien, Tukwila, SeaTac and Kent in King County. We also take work north into Everett and Snohomish County, south through Tacoma and Pierce County to Olympia and Thurston County, and west to Aberdeen, Hoquiam and Montesano in Grays Harbor County, where our head office sits.

How we work
Pest control earns trust by what it refuses to do: no scare quotes, no contract traps, no spraying baseboards while the real entry point stays open. The Blue Pest Care standard is simpler.
Every job starts in the crawl space with a flashlight, not at the truck with a sprayer. You get photos and a written scope before anything is applied.
Sealing the quarter-size gaps, screening the vents and fixing what invites pests back is standard scope here, not an upsell.
Plenty of problems are solved in one visit. Where pressure is seasonal, the quarterly plan exists, and we will tell you plainly which fits.
The same inspect-first standard covers craftsman bungalows, downtown restaurants and multi-family buildings with documented service logs.

Phones are answered 24/7 and urgent jobs, an active wasp nest by a doorway or rats you can hear in the walls, are typically scheduled same day or next day. Routine inspections usually land within the week. We will give you a real window on the call, not a four-hour maybe.
Published Seattle figures put most one-time general treatments between about $95 and $550 depending on the pest and home size, with quarterly plan visits commonly $95 to $185. Rodent jobs that include exclusion and crawl space work run higher because sealing and cleanup are real labor. You get a firm number after inspection, before any work starts.
No. One-time treatments are a normal part of the schedule, and plenty of problems, a wasp nest, a localized ant trail, stay solved. We recommend the quarterly plan only where the pest pressure is genuinely seasonal, like rodents each fall, and we will say so plainly either way.
The inspect-first approach exists partly for this reason: targeted placements in voids, stations and sealed areas instead of broadcast spraying in living spaces. On the call and at the visit we go over exactly what is being used, where it goes and any re-entry time, which for most placements is minimal.
Because the entryway is still open. Fall rain pushes rats out of greenbelts and into the roughly six in ten Seattle houses that sit over a crawl space, and a quarter-size gap is all they need. Trapping removes this year's animals; only exclusion, steel mesh, vent screens, sealed gaps, stops next year's.
You still get a person and a straight answer. We run our own crews out of the Seattle office, and on the rare day the schedule is completely spoken for, we may connect you with a trusted local company rather than leave you waiting on an emergency. Most calls, though, go on our own board.
