Rodents every fall
Homes that see rats or mice each autumn benefit from ongoing station reading and seal checks.
Commercial & Plans
Some homes need one visit. Others, near greenbelts or with yearly rodent pressure, do better with a plan. Our quarterly plan keeps the perimeter treated, the exclusion work checked, the webs down and the rodent stations read through every Seattle season, with re-service between visits if anything shows up.

In short: Call (206) 944-0849 to start a plan. The first visit is a full inspection and initial treatment; after that we return each quarter, timed to Seattle's pest seasons, to treat the perimeter, de-web, read rodent stations, check seals and vents, and address anything new. If pests show up between visits, we come back at no extra charge.
What this treatment covers
A prevention plan is not for every home, and we say that plainly. Many problems, a single wasp nest or one mouse season after a good exclusion job, are solved in one visit. Plans make sense where pressure repeats: homes backing greenbelts or water, older houses with yearly rodent pressure, properties with recurring ant trails or heavy spider webbing.
Each quarterly visit is timed to what Seattle pests are doing. Spring visits focus on ants, carpenter ant activity and early wasp queens; summer on wasps, yellow jackets and spiders; fall on the rodent surge and occasional invaders; winter on rodent stations, crawl spaces and indoor activity. Every visit includes the exterior perimeter treatment, de-webbing, a check of exclusion work and vents, rodent station reading where installed, and a short written report.
The plan includes re-service between visits. If ants trail into the kitchen or a rodent shows up in the garage between quarterly visits, call and we return without an extra service charge for covered pests. Specialized services such as bed bug treatment, termite treatment, wildlife removal and cleanup are quoted separately.

Catch it early
Homes that see rats or mice each autumn benefit from ongoing station reading and seal checks.
Recurring odorous house ant trails respond well to a maintained perimeter.
Greenbelt and waterfront lots rebuild webs fast; regular de-webbing keeps them down.
Early-season checks catch nests while they are small.
Regular checks of vents and seals catch openings before pests use them.
Some owners simply want someone watching the house four times a year.
The Seattle angle
Seattle's pest calendar is predictable: carpenter ants and odorous house ants in spring, wasps and yellow jackets building through summer, spiders and occasional invaders moving in with the first fall rains, and rats and mice peaking from October through February. With much of the city's housing built before 1980 and most homes over vented crawl spaces, the same entry points come under pressure year after year.
A quarterly plan lines up with that calendar so each visit addresses the season ahead rather than reacting after pests arrive. For homes near greenbelts, ravines and water, where pressure is steady, the plan usually costs less over a year than repeated one-time calls.

How the job runs
Full inspection, initial treatment, exclusion review and station placement where needed.
Four visits a year timed to Seattle's pest calendar.
Perimeter treatment, de-webbing, seal and vent checks, station reading.
Covered pests between visits get a return visit at no extra service charge.
A short written report each visit and adjustments as pressure changes.
Honest numbers
Published Seattle figures put quarterly plan visits at roughly $95 to $185, depending on the home and what the plan covers. What sets your price:
You get the per-visit price, what is covered and what is not in writing before the plan begins. Specialized services such as termite, bed bug and wildlife work are always quoted separately.

Many homes only need one visit, especially after exclusion work. Plans make sense where pests keep coming back, such as yearly rodents, spring ant trails or heavy spider webbing. We will recommend what fits.
Call us. Re-service for covered pests between scheduled visits is included at no extra service charge.
Plans typically cover common insects, spiders, ants and, where included, rodents. Termites, bed bugs, wildlife and cleanup work are quoted separately.
Exterior perimeter treatments are applied to the foundation and entry points, and we walk you through what was applied and any short re-entry time. Pet and play areas are planned around.
Plan terms are written out before you start, including how to cancel. We would rather earn the renewal than lock anyone in.
Visits are spread across the year to match Seattle's seasons, and we schedule them with you in advance.
